The objective of this study is to study thelandause changes of Min Buri District, the factorswhich influence the expansion of a residential area,the problems and the impact of development on realestates to landuse and environment of Min Buri and topropose the development planning for a residentiallanduse that is accordance with environment of Min BuriDistrict. The growth of Bangkok Metropolis brought aboutthe development on real estates, manufacture, andcommercial business and services in Min Buri,especially in the past ten years. The important factorsare the development of road network, land prices, thepopulation growth, public policy, place of work, andenvironment of this area. The expansion of the built-uparea caused problems in the mixed uses of industrialresidential-agricultural areas, the ribbon pattern ofthe residential development along the major road, theinadequacy of the public utilities and services, theproblem of flood, drainage, and decrease inagricultural area. This research proposed the development planningfor residential landuse by proposing two areas whichare " the development area" and "the preserved area"according to potential and restriction of this area aswell as a public policy. For the development area, thecenter will be the original commercial area and theresidential area will expand to Samwatawantok. Thepreserved area will function as an agricultural areaand flood zone. Finally, infrastructure and measuresare recommended to develop in accordance with landuseplan and development hierarchy of this area.
