| บทคัดย่อ/คำอธิบาย | : | The study aims to designate direction ofdevelopment by means of suitable land readjustmentfocusing on basic physical location of Min Burisubcenter. The study covers 3 main topics: firstly, thestudy deals with general development occurred insideMin Buri district. Secondly, location of Min Burisubcenter is selected, and lastly, the thesis involvessuitability study in physical aspect of landreadjustment for the development of Min Buri Subcenter. Generally speaking, the spatial development inMin Buri district and Bang Chan district are convertedfrom agricultural areas to accessible and urbanizedareas. Moreover, government projects released in theeastern part of Bangkok Metropolitan will not onlystrengthen the Min Buri subcenter as a center oftransportation but instigate urban sprawl into thispart of Bangkok as well. The new Min Buri subcenter, chosen in thesouthern part of the old one, takes part as businessand service center which provides good urbanfacilities. To surrounded and continuous subcenters. Itis assigned to be an administrative center in the eastof Bangkok and a center of job related to business orindustrial activities which are located on this siteand the eastern and northern adjacent areas. Inaddition, the new Min Buri subcenter, designated ascore area, covers an area of about 1. 3 squarekilometers: Khlong San Saeb in the north Khlong BungKhwang in the south Rom Klao road in the east, and thewestern part of the study area is Khlong Song Ton Nun. It is found that the suitability of physicalaspect of land readjustment for the development of MinBuri subcenter meets the criteria of making landreadjustment since the study area is ripen and ready tobe developed It is blocked and lacking in urbaninfrastructure, The land is relatively narrow and longin shape. Furthermore, it has many small fragments ofland and vacant areas with rare buildings. This study suggests the suitability study inphysical aspect of land readjustment concerning socialviewpoints, acceptance and cooperation of landownersand possibility of investment. The government shouldlaunch measures to control land subdivision within thestudy area in case that the area has a potential todevelop as Min Buri subcenter in the future. |
