| บทคัดย่อ/คำอธิบาย | : | In 1995, the National Housing Authority hadstarted the flat buildings rental program in Bang PleeNew Town phase 2 to serve population influxes into BangPlee New Town. Therefore after the program has beenannounced for 2 years, numbers of tenants in the flatbuilding rental program is only 10 percents. This research will contemplate on tenants wholive in Bang Plee New Town phase 1 as a case study forthe influencing factors for residence rental decisionbecause of the crowded numerous populations who workingwithin Bang Plee Industrial Zone. The case study willfocus on family leaders or spouses which will accountfor 313 samples. The objectives of this case study isto study the economics-social patterns and residencecondition and their attitude toward the rental flat ofNational Housing Authority. The investigation will beconducted by questionnaires and site probe usinghierarchical sampling and classify responder by hometypes. The research has shown that the marjority oftenants in Bang Plee New Town have similar economicssociety conditions. They have low income and it takesthem about 30 minutes to go to work inside Bang PleeIndustrial Zone. Moreover, the house 's style can beclassify into 3 categories i.e. room rents, whole houserents and dormitory styled rents. The interiorcomposition of all aforementioned houses and the rentalflats of National Housing Authority have nodifferences. The only difference is the size of therental flat which is much wider than others. Thefactors that influence the selection of tenants is thetransportation comfort, rental rate, neighborhoodamenities and whether they have friends or relativeslived there. The research also found out that themajority of tenants are interested in rental flat ofthe National Housing Authority because of its niceenvironment, near to workplaces and its low rentalrate. Therefore, they also concern about the securityand amenity inside the rental flat of the NationalHousing Authority. |
